The Mercantile Office Building

Korda assisted The Pizzuti Companies in constructing a 79,000 square feet mixed use office/retail structure and a five-story, 96 unit 100,000 square feet residential structure with an overall construction budget of $24 million. As the civil engineering consultant, Korda shepherded the project through the City of Columbus permitting process with Site Compliance Plans, CC Stormwater, sanitary CC plans, and Drawer E Plans (Dr. E). The project required two buried Stormwater detention systems in order to maximize the development footprint. The project also included over $1,000,000 in utility undergrounding. Aerial utilities include primary, secondary, and street lighting circuits owned by the City of Columbus Division of Power and AEP and private telecommunication lines owned by AT&T, Spectrum, and WOW. These utilities required underground vaults for transformers and numerous pull boxes. The project also included a renovation of an existing Public Alley (Wall Street) between the two building structures. The complex site design required verification of existing utility infrastructure and other subsurface structures. Korda also provided surveying and site lighting services. Our site design assisted in maximizing the building footprint with zero setback building structures.
